Dobbins Hill Apartments — Frequently Asked Questions

1) What are the move-in costs?

Application fee: $50 (Dobbins Hill I) and $35 (Dobbins Hill II). Holding fee: $100 (Dobbins Hill I) and no holding fee (Dobbins Hill II). Security deposit ranges from $200 up to one month’s rent (varies by floor plan).

2) Are utilities included in the rent?

Yes—water, sewer, electricity, trash, and pest control are included in rent. Electricity service is through Duke Energy.

3) How long is the lease term?

Dobbins Hill I: 12–14 months (Housing Choice Voucher holders: 12 months only).
Dobbins Hill II: 11–12 months.

4) What are the late fees and grace period for rent payments?

Rent is due on the 1st and late on the 6th. The late fee is 5% of the amount owed or $15, whichever is greater.

5) Is renters’ insurance required?

No, renters’ insurance is not required.

6) What is the policy for breaking the lease early?

A 60-day notice is required. If you break your lease, you may choose an early termination fee that varies from 1 to 2 months’ rent depending on the time remaining after the 60-day notice. If you do not choose the buy-out option, you are responsible for rent through the lease end date or until the apartment is re-rented (whichever occurs first).

7) How is rent paid?

Pay via ACH, debit, or credit through the online portal, or via a Walk-in Payment System at participating retailers. Rent is not accepted at the office.

8) What is the pet policy?

Pets welcome (breed restrictions apply). Non-refundable pet fee: $350 per pet. Monthly pet rent: $20 per pet.

10) What is reserved parking available?

No.

11) Do you offer garages or carports?

No.

12) Is the apartment furnished?

No, furnished apartments are not offered.

13) What is the guest policy?

Guests may stay up to 14 days without being added to the lease.

14) How are maintenance requests handled?

Submit through the resident portal, call the office, or email. Emergency maintenance can be called in 24/7.

15) Is there 24/7 emergency maintenance?

Yes.

16) How is pest control handled?

Pest control is completed one building per week on a 7-week rotation. For treatment between visits, contact the office.

17) What is the neighborhood like?

Nearby: Wegman’s, Food Lion, Harris Teeter, Walmart, Wendy’s, McDonald’s, Cook-Out, The Loop, Jersey Mike’s, Breadman’s, Trader Joe’s, UNC Hospital, UNC, Duke University, Duke Hospital, Durham Regional Hospital, Southpoint Mall, Target, and Aldi’s.

18) What is the process for receiving packages?

The community does not accept packages in the office. Deliveries are made to your door by the delivery service.

19) Renewal policy and notice?

Dobbins Hill I: 60-day written notice to move out is required.
Dobbins Hill II: 60-day written notice to move out is required. If you do not recertify at renewal, you must move out at the end of the lease agreement. No month-to-month at Dobbins Hill II.

20) Is subletting allowed?

No.

21) Washer/Dryer connections and availability?

All apartment homes include washer/dryer connections. Select units have washers and dryers included, and you can rent washers and dryers through Azuma (as available).

22) What appliances are included?

Refrigerator, range/oven, dishwasher, and garbage disposal. In Dobbins Hill I, select renovated units have over-the-range microwaves.

23) Is there any additional storage space available for rent?

No, storage rentals are not offered.

24) What is the internet and cable situation?

Wired for Spectrum internet/cable in the living room.

25) Income requirements or limits?

Dobbins Hill I: minimum monthly income of monthly rent.
Dobbins Hill II: minimum monthly income of monthly rent.
Housing Choice Voucher holders must have a voucher valued at the monthly rent amount.

26) Zoned schools?

Glennwood Elementary School, Guy Phillip’s Middle School/Junior High School, and East Chapel High School.

27) Grocery stores/shopping nearby?

Wegman’s, Walmart, Food Lion, Harris Teeter, Aldi’s, and Trader Joe’s.

28) What hospital is nearby?

UNC Hospital is approximately 5.5 miles away.

29) Is the apartment community gated?

No.

30) Is the apartment community near a bus route?

Yes. The closest bus stop is at the entrance of the apartment community (Busline CL).
